Rent is the biggest single cost. In July 2026, Marinos Kynigeirou, president of the Council for the Registration of Real Estate Agents, gave these averages (reported by Cyprus Mail, 23 July 2026). He also said no rent increases had been recorded in 2026.

Crowd-sourced Numbeo figures, reported by Fast Forward on 10 July 2026, are higher for city-centre flats: about €1,419 for a central one-bedroom in Limassol, €719 in Nicosia, €796 in Larnaca and €600 in Paralimni. In the Famagusta district, rents vary widely between the year-round town of Paralimni and holiday areas such as Protaras and Ayia Napa.
Remember that new tenancies usually require a deposit, and from 2026 rent must be paid by traceable means such as bank transfer, not cash. Under the 2026 tax reform, tax residents can deduct up to €2,000 a year of rent on their main home, subject to income limits.

Utilities
Fast Forward's July 2026 Numbeo figures put basic utilities (electricity, water, rubbish) for an 85 m² flat at about €201 in Limassol, €195 in Nicosia, €157 in Larnaca and €150 in Paralimni. Air conditioning drives summer bills up, and July 2026 brought rolling power cuts during a heatwave. The reduced 9% VAT rate on household electricity has been extended to the end of March 2027.
Groceries and eating out
According to the same July 2026 figures, a litre of milk costs around €1.50–€1.65 and a kilo of chicken fillet around €7.70–€8.10 in the main cities. An inexpensive restaurant meal is around €12–€20 and a cappuccino about €3.20–€3.40. Local seasonal produce from markets is usually better value than imported goods.
Transport
Most expats outside central Nicosia and Limassol rely on a car. In July 2026, Fast Forward reported unleaded petrol at about €1.44–€1.53 a litre and a single bus ticket at €2–€2.40, depending on the city. Fuel prices change often, so check current pump prices. Budget for annual road tax and car insurance too.
Healthcare and schools
GESY contributions are deducted from income, and co-payments are low for registered users. Public schools are free, while private and international school fees vary widely; check directly with each school.
