Quick answer

If you move from Dubai to Cyprus, housing and international schools usually cost far less, but fuel, VAT and tax cost more. In H1 2026 a one-bedroom flat in Dubai Marina averaged AED 102,000 a year (about €2,060 a month), against an average of €1,000–€1,100 a month in Limassol in July 2026. On the other hand, unleaded petrol cost about €1.76 a litre in Cyprus on 17 October 2026 against AED 4.28 (about €1.04) for Special 95 in the UAE in October 2026, VAT is 19% rather than 5%, and Cyprus taxes salaries above €22,000 a year while the UAE does not tax individuals' income.

  • Rent: a Dubai Marina one-bed averaged AED 102,000 a year in H1 2026 (about €2,060 a month); a Limassol one-bed averaged €1,000–€1,100 a month in July 2026.
  • Schools: Outstanding-rated British schools in Dubai charge about AED 43,000–112,000 a year (2026–27, fees frozen); Foley's in Limassol charges €7,500–€12,600 (2026–27).
  • Fuel: UAE Special 95 is AED 4.28 a litre in October 2026 (about €1.04); Cyprus unleaded 95 averaged €1.759 on 17 October 2026.
  • Tax: the UAE levies no income tax on individuals and 5% VAT; Cyprus taxes income above €22,000 at 20–35% (2026) and charges 19% standard VAT.
  • Healthcare: Dubai employers must insure staff; in Cyprus GESY takes 2.65% of salary (employer 2.90%, self-employed 4%).

For most households moving from Dubai to Cyprus, the two biggest bills, rent and school fees, drop sharply, often by half or more. What goes up is everything taxed or imported: fuel, cars, VAT at 19% instead of 5%, and income tax on salaries above €22,000 a year. This guide puts the two side by side with dated, sourced figures so you can see which way your own budget will move.

How we convert: we give Dubai prices in dirhams with a euro equivalent at €1 = AED 4.13 (rate for 1 October 2026, exchange-rates.org), rounded. The dirham is pegged to the US dollar, so the euro figure moves with the euro–dollar rate. For the full Cyprus picture, see our cost of living in Cyprus 2026 guide and the monthly October 2026 price check. If you are still planning the move itself, start with our complete guide to moving from Dubai to Cyprus.

How does rent in Dubai compare with rent in Cyprus?

Dubai rents are quoted per year and Cypriot rents per month, so we have converted Dubai figures to a monthly amount. Dubai figures are averages from dubizzle's H1 2026 rental report; Cyprus flat figures are the averages given by the president of the Real Estate Agents Registration Council in July 2026 (Cyprus Mail), and house figures are INDEX.cy listing averages for Q1 2026.

Home Dubai (H1 2026) Cyprus (2026)
1-bed flat, prime area Dubai Marina AED 102,000/yr (about €2,060/month); Downtown AED 133,000/yr (about €2,680/month) Limassol €1,000–€1,100/month
1-bed flat, mid-range JVC AED 77,000/yr (about €1,550/month) Nicosia €600–€650/month
1-bed flat, budget area International City AED 60,000/yr (about €1,210/month) Larnaca €500–€600; Paphos €500–€550/month
2-bed flat, prime area Dubai Marina AED 156,000/yr (about €3,150/month) Limassol €1,400–€1,500/month
2-bed flat, mid-range JVC AED 113,000/yr (about €2,280/month) Nicosia €800–€900; Larnaca and Paphos €700–€800/month
3-bed villa or house The Valley AED 141,000/yr (about €2,850/month); Arabian Ranches 3 AED 170,000/yr (about €3,430/month) Limassol €1,800; Paphos €1,300; Nicosia €1,100; Larnaca €1,050/month

Two cautions. First, Dubai rents have been falling: Savills' Q3 2026 data showed apartment rents down 12.8% in a year in Dubai Marina and 10.4% in JVC (Khaleej Times, 13 October 2026). Use the Dubai Land Department rental index to check what your current home is worth. Second, Cypriot asking rents on listings are higher than the averages above: INDEX.cy reported a median asking rent of about €1,550 for a Limassol one-bed in September 2026.

The way you pay also changes. In Dubai, tenants hand over post-dated cheques for the lease period and pay a housing fee of 5% of the yearly rent, added to their monthly utility bills (u.ae). Cyprus has no equivalent housing fee on tenants, and since 1 July 2026 rent must be paid electronically, usually monthly. Deposits of one or two months' rent are common. Our guide to renting in Cyprus covers contracts, and buying or renting in Cyprus explains when buying makes sense.

Are international school fees cheaper in Cyprus than in Dubai?

Usually, yes, by a wide margin. Dubai's Knowledge and Human Development Authority (KHDA) confirmed on 22 May 2026 that Dubai private school fees are frozen for 2026–27, so 2025–26 fee levels still apply. Dubai figures below are annual ranges for Outstanding-rated schools from Khaleej Times (15 July 2026); Cyprus figures are from the schools' own 2026–27 fee sheets.

School Annual fees (lowest to highest year) In euros
Dubai English Speaking School (Dubai) AED 43,084–53,320 about €10,430–€12,910
Deira International School (Dubai) AED 44,616–89,889 about €10,810–€21,770
GEMS Wellington International School (Dubai) AED 47,527–103,399 about €11,510–€25,040
Repton School (Dubai) AED 57,178–102,753 about €13,850–€24,890
Dubai College (Dubai, secondary) AED 97,415–110,305 about €23,590–€26,720
Foley's School (Limassol) €7,500–€12,600 –
The International School of Paphos €4,815–€9,515 –

Cypriot schools charge deposits and registration fees on top, for example a €1,800 one-off deposit at Foley's. Our guide to international schools in Cyprus compares 18 schools, and public schools, run by the Ministry of Education, Sport and Youth, are free. For the switch itself, read moving children from a Dubai school to Cyprus.

Is fuel more expensive in Cyprus than in the UAE?

Yes, considerably. The UAE Fuel Price Committee sets pump prices monthly, and October 2026 brought a sharp rise.

Fuel (per litre) UAE, October 2026 Cyprus, 17 October 2026 (average)
Super 98 AED 4.40 (about €1.07) –
Special 95 / unleaded 95 AED 4.28 (about €1.04) €1.759
E-Plus 91 AED 4.21 (about €1.02) –
Diesel AED 4.80 (about €1.16) €2.018

UAE prices are from Gulf News (30 September 2026); Cyprus averages are from the Consumer Protection Service's fuel price observatory. Cypriot prices vary by station, so compare on the observatory before filling up.

What does a car cost to run in Dubai and Cyprus?

When you buy a car in Cyprus you pay 19% VAT rather than the UAE's 5%. Each year in Dubai you renew your registration with the Roads and Transport Authority for AED 350 plus a AED 20 fee, after a technical test. In Cyprus the Road Transport Department charges annual road tax: for cars registered since 2014 it depends on CO2 emissions, for example about €105 a year for a hatchback at 135 g/km and about €225 for an SUV at 165 g/km. See how to pay road tax in Cyprus.

Bringing your Dubai car is a separate calculation. The Cyprus Customs and Excise Department charges 10% import duty and 19% VAT on cars from outside the EU, unless you qualify for transfer-of-residence relief, which needs at least six months of ownership and use. Cyprus drives on the left. Read importing a car to Cyprus, shipping your belongings and car from Dubai to Cyprus and car insurance in Cyprus.

How do DEWA and EAC electricity bills compare?

Charge Dubai (DEWA, checked October 2026) Cyprus (EAC tariff 01, from August 2025)
Energy price 23 fils/kWh up to 2,000 kWh a month, rising to 28, 32 and 38 fils in higher slabs 10.34 cent/kWh energy + 3.66 cent network + 0.65 cent ancillary = 14.65 cent/kWh
Fuel charge Fuel surcharge of 6 fils/kWh Monthly fuel adjustment on top (varies)
Fixed charges Meter service charge €6.88 supply + €0.96 meter data per bill
VAT 5% 9% on household electricity (until end of March 2027)
Other 5% housing fee on yearly rent, added to the bill for tenants –

On the first slab, DEWA charges about 29 fils (about 7 euro cents) per kWh including the fuel surcharge, roughly half the Cypriot unit price before the fuel adjustment. Air conditioning dominates summer bills in both places. We have not estimated a typical monthly bill, because it depends so heavily on air conditioning use. Setting up your account is covered in our utilities guide.

What do groceries and eating out cost?

These are crowd-sourced Numbeo figures, not official statistics: for Dubai as published by DMCC (24 August 2026), for Cyprus as reported by Fast Forward (10 July 2026), plus the Cyprus government's e-Kalathi observatory for eggs.

Item Dubai (Numbeo, Aug 2026) Cyprus (2026)
Milk, 1 litre AED 6.61 (about €1.60) €1.47–€1.65 (Numbeo, July 2026)
Eggs, 12 AED 12.30 (about €2.98) varies by shop: compare on e-Kalathi
Chicken fillet, 1 kg AED 32.65 (about €7.91) €7.70–€8.10 (Numbeo, July 2026)
Meal, inexpensive restaurant from AED 45 (about €10.90) about €12–€20 (Numbeo, July 2026)

In short, everyday food costs about the same. Cyprus prices vary a lot by shop, so compare on e-Kalathi.

How does healthcare cost differ?

In Dubai, employers must provide health insurance for their employees, and sponsors must insure their resident dependants (u.ae). In Cyprus, healthcare runs through GESY, funded by contributions taken from income. According to GESY:

Who GESY contribution
Employee 2.65% of salary
Employer 2.90% of the employee's salary
Self-employed 4.00% of income
Pensioner 2.65% of pension
Rent, interest, dividends 2.65%
Ceiling No contributions on income above €180,000 a year

GP visits are free once you are registered, and co-payments are capped at €150 a year. See our GESY guide.

How much more tax will you pay in Cyprus?

The UAE levies no income tax on individuals. In Cyprus, once you are tax resident, the 2026 bands are: 0% up to €22,000, 20% to €32,000, 25% to €42,000, 30% to €72,000 and 35% above. Employees also pay 8.8% social insurance and 2.65% GESY. On a €40,000 salary, take-home pay is about €32,565 a year. Read the 2026 tax reform explainer for worked examples.

Two points matter for people moving from Dubai. The 60-day rule can make you Cyprus tax resident after 60 days in a year, and since 2026 you no longer need to show you are not tax resident anywhere else (see the 183-day and 60-day rules). And non-dom status means no special defence contribution on dividends and interest for up to 17 years (see our non-dom guide). Take professional advice before you leave the UAE.

How do VAT rates compare?

The UAE charges 5% VAT on goods and services. Cyprus charges a standard 19%, with reduced rates of 9%, 5% and 3%, and 0% on some basic foods such as bread, milk and eggs in 2026 (Your Europe; PwC, August 2026). In practice, electronics, cars and furniture bought in Cyprus carry more tax. Belongings you have owned and used for at least six months can come in free of duty and VAT under transfer-of-residence relief, but items bought shortly before the move can be taxed on arrival.
