What is Konia like?
Konia is a suburban village on the hills east of Paphos, at around 190 m above sea level. Once a small farming community, it has been developing steadily, with new housing spreading across its slopes. Many homes look out over Paphos towards the sea.
The feel is calm and residential. There is a small village centre with a church, coffee shops and local services, but most of Konia is made up of quiet streets of villas and family homes. Because so much of the housing is recent, the area feels modern and orderly, with fewer of the narrow lanes found in older villages.
Where is Konia and how do you get around?
Konia lies about 3 km east of Paphos, with Anavargos to the north-west, Armou to the north-east, and Marathounta and Yeroskipou to the south. Central Paphos is about 10 minutes away by car, Kato Paphos about 15–20 minutes, and the nearest coast around Yeroskipou about 10–15 minutes.
Its position on the eastern side of town is a real advantage. The A6 motorway is close by, so Paphos Airport is about 15–20 minutes away and Limassol is roughly 50 minutes to an hour.
Bus services are limited compared with central Paphos. A car is needed for daily life. Our public transport guide covers the routes that do exist.
Who is Konia best for?
- Families wanting a modern home near schools and the hospital.
- Commuters and professionals who travel to Limassol or use the airport regularly.
- Retirees looking for a peaceful setting with town close by.
- Less ideal for those who want to walk to cafés, shops or the beach.
Homes and cost of living
Konia is dominated by detached villas, bungalows and newer developments, with some townhouses and smaller apartment complexes. Plots are typically generous, and modern builds with pools are common.
Prices are mid-range for Paphos. Sea-view new builds can be relatively expensive, while older homes and plots further from the views offer better value. Konia is generally more affordable than the seafront areas of Paphos.
Schools, healthcare and everyday amenities
Konia has its own primary school, and the International School of Paphos is a short drive away in neighbouring Anavargos. For more options, see our international schools guide.
