Quick answer
Ypsonas is a large, growing suburb about 7 km west of Limassol, with an old village core, new housing estates and a sizeable industrial zone. It offers more space for the money than most of the city and suits families and working professionals who are happy to drive to the beach and the centre.
- About 7 km west of Limassol; the town centre is roughly 15 minutes' drive away.
- Practical suburb with an old village core, new estates and an industrial area.
- Good value for families wanting a house with outdoor space.
- Close to the motorway; buses exist but a car is needed for most trips.
- Main trade-offs: little sea feel, industrial pockets and heavy traffic at peak times.
What is Ypsonas like?
Ypsonas is a large suburb on the western side of Limassol. It grew from a small agricultural village into a sizeable town, and since the 2024 local government reform it has been the seat of the new Kourion Municipality, which also covers nearby villages such as Kolossi, Erimi and Episkopi.
It is a place of contrasts. Around St George's Church, the old village core keeps some traditional architecture. Around it are newer housing estates, apartment buildings, supermarkets and fast-food outlets, plus one of the larger industrial areas in the Limassol district. Citrus groves, vineyards and fields still surround the town, and the southern part lies within the British Sovereign Base Area of Akrotiri.
Where is Ypsonas and how do you get around?
Ypsonas lies about 7 km west of Limassol, just off the motorway that runs west towards Paphos.
- Town centre: about 15 minutes by car outside rush hour.
- Beaches: Lady's Mile and the beaches around Kourion are each about 10–15 minutes' drive.
- Airports: Paphos Airport is about 40 minutes away and Larnaca Airport about 50–55 minutes.
Buses link Ypsonas with central Limassol and nearby villages, but services are less frequent than in the city, and the area is spread out. Most residents rely on a car. See our public transport guide for an overview of buses.
Who is Ypsonas best for?
- Families who want a house with a garden at a more manageable price than in the city.
- Professionals working in western Limassol, the industrial zones or the British bases.
- Value seekers who would rather have extra space than a sea view.
- Retirees who prefer a quieter, everyday Cypriot community, as long as they drive.
It is less suited to anyone who wants to walk to the beach or enjoy a lively café and nightlife scene on their doorstep.
Homes and cost of living
Ypsonas offers a mix of detached and semi-detached family houses, low-rise apartment blocks and newer developments on the edge of town. Older village houses can be found around the historic centre.
It is generally more affordable than central and eastern Limassol, which is why many families and first-time buyers look here. Prices have risen as Limassol has spread westwards, but you still tend to get more space for the money. Day-to-day costs are typical for the district, with plenty of supermarkets and local tavernas.
Schools, healthcare and everyday amenities
Ypsonas has several public primary schools, a gymnasium (lower secondary school), supermarkets, bakeries, pharmacies, banks and sports facilities, so most daily needs can be met locally. For private and international schools, families usually drive into Limassol or to schools north of the city; see our guide to international schools in Cyprus.
There are local clinics and doctors, and Limassol General Hospital in Kato Polemidia is a short drive away. Our GESY guide explains the national health system.
